Showings That Actually Lead Somewhere
Showings that go nowhere. Buyers who "need to think about it." Weeks on market while the right buyer never sees what makes your home different.

Not Ready to Sell As-Is?
Sometimes the smartest move before listing is a smart renovation. We’ll help you identify which upgrades are most likely to matter to buyers — then interview contractors with you and track their progress against the timelines they commit to — using the same hands-on liaison approach we use for our investor clients, just focused entirely on getting your home ready to sell at its best. When you hire us as your liaison with contractors, a separate fee may apply — quoted in writing before work begins.
Facing Foreclosure? You May Still Have Options — and You Don't Have to Face It Alone.
The fear is real — losing your home, the hit to your credit, the shame of feeling like you failed, the embarrassment of feeling judged by the people around you. I understand that fear personally, because I've lived it. When I faced my own foreclosure, my understanding of the market and how to move quickly wasn't just knowledge — it was my advantage, and it gave me a path out. I was able to sell and walk away with real equity, instead of losing everything. My outcome isn't a promise of yours.
Life happens to all of us. It may surprise you, but even the wealthiest, most financially savvy people face this — a health crisis, the loss of a loved one, a sudden drop in income, or divorce. In my years in this market, I've seen it happen to hardworking people from every walk of life — it's more common than most people realize. This isn't a page you have to face alone, and sometimes speaking to someone who has been there and come out the other side positively can shine some light on what seems dark right now. If you're in this situation, reach out today — I can personally walk through your options for selling with you, and you may find it more encouraging than you expect.
Every situation is different, and outcomes depend on your specific circumstances, timeline, and loan status. This is general information, not legal or financial advice — consult a HUD-approved housing counselor or attorney for guidance specific to your situation.

What Your 3% Actually Covers
Your listing fee isn’t just a commission — it’s what funds the full technology-curated presentation: video walkthrough, interactive 3D tour, floor plans, AI-enhanced photography, data-driven market analysis, marketing, negotiation, and full transaction management from listing to closing. Since August 2024, buyer-agent compensation can no longer be advertised in the MLS. If you choose to offer compensation to a buyer’s agent to help attract offers, that’s a separate, fully negotiable amount — distinct from The Estates’ 3% listing fee for representing you. You’re under no legal obligation to offer it; it’s a strategic choice we discuss. You decide.
Nothing owed upfront to list your home — our listing fee is paid at closing.
Every fee is spelled out in writing before you sign anything — nothing added later.
This is general information, not legal advice. Your listing agreement spells out the exact terms.
