Our fee is 3% — and you don't owe a cent of it until the home is officially yours. Buyer representation isn't free — and understanding what you're paying for matters. Your fee covers data-driven appraisal analysis before you ever make an offer, negotiation on your behalf, guidance on what a seller may not be telling you, and advocacy all the way through closing. Florida buyers are now required to sign a written buyer-broker agreement before touring homes, which spells out how your agent is compensated — this amount is fully negotiable, not set by law. In many cases, this can be requested as part of the purchase offer, with the seller agreeing to cover some or all of it as a concession. But sellers are under no legal obligation whatsoever to pay a buyer's agent fee.
